Where should two car-free seniors stay between Southern Cross and a Melbourne Airport departure?

We arrive by train from Adelaide, fly out later and want a clean, interesting hotel near trams, restaurants and perhaps a theatre.

    Check lifts, room noise and tram-stop access at the actual property. A short walk on a map can be awkward with bags or in poor weather.
